Creand Asset Management launches OX Renew Living FCRE together with OM Live, an affordable rental housing fund
OM Live Real Estate will act as advisor to the fund, leveraging its proprietary Big Data and Artificial Intelligence platform to identify, analyse and optimise opportunities in real time.
The vehicle is launched with a EUR 25 million fundraising target and a five-year investment horizon, with an estimated double-digit annual target return.
Creand Asset Management, the Creand Group’s asset management company in Spain, has launched OX Renew Living FCRE, a new real estate investment fund focused on the development of affordable rental housing in Spain. OM Live Real Estate will act as advisor to the fund through a proprietary platform powered by Big Data and Artificial Intelligence. The vehicle’s primary investment focus will be the Madrid region, although it will also have the flexibility to invest in other Spanish markets facing a shortage of affordable housing.
Projects will be developed mainly under the Limited-Price Protected Housing (VPPL) scheme. These properties retain their affordable status during the regulated period and subsequently revert to the open market in accordance with the applicable regulatory framework, currently set at 15 years. This model contributes to expanding the supply of affordable rental housing, while also supporting urban regeneration and improving the energy efficiency of the areas in which developments are located.
The launch of the fund addresses one of the key structural challenges facing Spain’s real estate market: strong demand for rental housing combined with limited supply.

Investment horizon and funding targets
OX Renew Living FCRE has a target fund size of EUR 25 million and an expected investment horizon of approximately five years. The fund is targeting a double-digit annual return, although this is an objective and not a guarantee.
The vehicle combines financial returns with social and environmental impact, integrating ESG criteria throughout the entire investment cycle — from project design and construction to rental operations — with particular emphasis on energy efficiency, sustainability and access to housing at affordable price levels.
